La Agencia de Vivienda y Rehabilitación de Andalucía (AVRA) ha resuelto la última subasta de sus activos, lanzada en diciembre del pasado año, adjudicando el 63% de las parcelas ofertadas, en términos de precio, ya que se han vendido suelos para usos industriales y terciarios en las provincias Almería, Cádiz, Jaén y Sevilla por importe de cinco millones de euros, frente a los ocho millones del valor de la totalidad de los bienes subastados en esta ocasión.
En la provincia de Almería, AVRA ha conseguido adjudicar las 50 parcelas para uso terciario que mantenía bajo su titularidad en el polígono Sector S-LF-1 de Pulpí, que de esta manera queda ya al completo a disposición de la iniciativa privada para el desarrollo de empresas e industrias. Las parcelas vendidas ocupan una superficie de 67.005 metros cuadrados, con 67.496 metros de edificabilidad, y se han adjudicado por 3.285.000 euros, mejorando ligeramente el precio de salida, que fue de 3.245.739 euros.

La convocatoria que lanzó en diciembre la agencia adscrita a la Consejería de Fomento ha sido más selectiva, incluyendo sólo suelos para usos industriales y terciarios, con el fin de atender la demanda constatada del mercado, que venía reclamando determinadas parcelas para poder desarrollar proyectos empresariales vinculados a la industria y a la actividad comercial y hotelera. La oferta incluyó 107 activos, localizados en seis municipios de cuatro provincias, con un valor en subasta de 8.053.368 euros. Se han adjudicado 55 parcelas por 5.069.502 euros.
La consejera de Fomento, Infraestructuras y Ordenación del Territorio, Marifrán Carazo, ha destacado el valor de estos resultados, ya que “se constata como muy válido el testeo previo del mercado, una de las medidas novedosas que se vienen aplicando durante esta legislatura y que ponen de manifiesto el interés por la adquisición de unos suelos antes improductivos y que ahora están generando economía y empleo”.

La consejera ha indicado que “los municipios en los que se han vendido los suelos subastados en diciembre van a ser los principales beneficiarios de esta convocatoria, ya que a partir de ahora esas parcelas acogerán empresas e industrias que sin duda, vendrán a enriquecer esos territorios”.

Marifrán Carazo ha resaltado también que los ingresos que viene generando la adjudicación de suelos por la agencia AVRA están aumentando la capacidad financiera de este organismo, lo que permite “reforzar la acción en materia de vivienda protegida, recuperando líneas como la promoción propia de vivienda, después de muchos años paralizada”. La consejera ha puesto como ejemplo dos actuaciones, Matadero en Cádiz y San Roque en Sevilla, que van a permitir la construcción de 60 viviendas en alquiler y 18 alojamientos protegidos para jóvenes en una y otra capital, respectivamente.
Además de las 50 parcelas del polígono Sector S-LF1 de Pulpí, se ha adjudicado un suelo industrial en el polígono El Machorro de Medina Sidonia, Cádiz; tres solares también para uso industrial en los municipios jienenses de Torredonjimeno, Arjona y Linares, y por último, una parcela de uso terciario en Sevilla Este, el SUNP-AE-1 de Sevilla. La superficie de los suelos adjudicados alcanza 73.595 metros cuadrados, de un total de 124.578 metros cuadrados ofertados en la subasta.

La Agencia de Vivienda y Rehabilitación de Andalucía cerró la anterior subasta de sus activos, lanzada en julio de 2021, con el mejor resultado registrado hasta ahora, al haber adjudicado bienes inmuebles por valor de 33,5 millones de euros. La mayor parte de los suelos adjudicados en esa oferta eran residenciales, con capacidad para 790 viviendas libres y protegidas.
